Building Operator – Downtown Vancouver

We are working with a high-profile family owned real estate company, who are active in development, investment and property management, to add a Building Operator. This leading group have a proven track record in residential and commercial property, with a vast existing and ever-growing portfolio across Canada and the US.

Forming part of an established team, you will report to the Operations Manager and be responsible for the operations and maintenance a large office building in Downtown Vancouver.

You will:

  • Ensure the building meets all applicable regulatory requirements, all on a cost-effective basis

  • Complete equipment and facilities systems preventive maintenance schedules

  • Monitor controls systems; maintaining chillers, cooling towers, chemical treatments, controls, water and waste systems, boilers, refrigerators, compressors, alarms, responding to alarms.

  • Coordinate carpentry, painting, cleaning, decorating, landscaping, and renovations

  • Install, repair, and service heating, ventilating, air conditioning (HVAC) equipment; complete preventive maintenance schedules; restore and repair faulty or inoperative HVAC systems and associated equipment; recommending changes and new HVAC installations

  • Perform scheduled and unscheduled maintenance on all equipment based on manufacturers recommendations

  • Assist with monthly reports

  • Obtain quotes from contractors and follow through with repairs

  • Troubleshoot and perform minor repairs to prevent equipment or system failures

  • Perform minor plumbing, electrical, drywall, patching & painting and other hands-on tasks

  • Respond to tenant service requests in a timely manner and ensure any follow up if necessary is completed

  • Provide coverage at other commercial buildings when needed

You have:

  • A high school diploma

  • Minimum 4th Class Power Engineer Certificate

  • Basic knowledge of building HVAC, plumbing, security system and electrical systems preferred

  • Awareness of Occupational Health, Building and Fire Codes and a working knowledge of safe work practices

  • 2+ years’ experience performing hands-on repair and maintenance of mechanical systems in a similar role

  • Ability to build a positive and professional relationship with tenants, contractors and co-workers

  • Basic knowledge of using Microsoft Word and Excel

  • Strong time management and project management skills by being proactive, results-oriented and resourceful

  • Strong communication skills, written and verbal
